MARKET UPDATE: in Aspen, price per SqFt is holding steady YTD. Average sold price is down but will change massively with Sept 1 closing of $70m estate is East Aspen. Total # of transactions YTD is slightly down from 2022 which was down from 2021. Demand is still high for quality updated product with amenities. Aspen Buyers (Pitkin County) do not want a “project” with good reason: see below on changes to Pitkin County Land Use Code. PROPERTY TAX : Pitkin County Revenue by the numbers: 16,722: the # of properties listed with the assessors office in Pitkin County. 85% : The cumulative market value of property in Pitkin County 68.3%: the average increase in assessed valuation of taxable property. 52%: approximate number of assessment appeals that were denied. PITKIN COUNTY LAND USE CODE: Changes coming soon! Aimed at managing the impacts created by large homes, on June 7th, the Pitkin County Growth Committee presented a 70 page plan to limit home sizes, modify how developments of varying sizes are reviewed/approved, and change TDR usage. Now the Planning and Zoning Commission (P&Z) and the Board of County Commissioners (BOCC) have proceeded to formalize a code amendment process. ** If you own property in Pitkin County, then your property rights are about to be change again.
