2026 WINTER X GAMES : FREE attendance before 4pm each day
January 23rd to 25th. For the 25th consecutive year, the X - Games are returning to Buttermilk for 3 days. Take the bus to Buttermilk and access the games for free until 4 pm each day, tickets are needed for nighttime events and concerts.

48th GAY SKI WEEK , Jan 11-18. It’s always a fun and important event for the community, and a great opportunity to learn why @aspenout is so worth while : ie, supporting youth and saving lives💕 many people don’t realize that Gay Ski Week is not just a celebration. It’s a fundraiser. #aspenout

SNOWMASS MONASTERY = RECORD BREAKING SALE:

last month, $120 Million was reportedly paid by Palantir co-founder/CEO Alex Karp who plans to use the 3700+ acre ranch (fka The Snowmass Monastery for 70 yrs) as a home. Read the Aspen Daily News article here.

SNOWMASS MONASTERY : after 70 years of stewardship, the Trappist monks’ final service with farewell reception took place Sunday Jan 11. I was happy to have attended.

PAUL JAS CENTER: Congrats to JimHorowitz and JAS Aspen: There’s a new live music venue in town! As of Dec19 2025’s grand opening. Even their food is good (via partnership with Epicure catering for food and beverage services).

The next major spring closure is scheduled from April 23 to May 21, 2026, for pavement work, plus weekend closures in September 2026 for ongoing modernization.

YEAR END 2025: Key Trends & Data

Sales Volume: Stable and Consistent with 2024, around 182 residential sales,
Average Sale Price: Increased to $11.35M (from ~$9.98M in 2024).
Price Per Square Foot: Rose to $3,414 (from ~$3,199 in 2024).
Buyer Behavior: More selective, but top-tier properties still sold fast.
Inventory: Remained tight, constraining supply despite modest increases.
Luxury Segment: Ultra-high-end sales over $20M defined the market, with single-family median prices reaching over $19M at the end of 2025.

Overall Market Sentiment:
The market has stabilized after pandemic surges, while prices trend to historic highs. Demand for quality product, prime locations, and the “TOOTHBRUSH PREMIUM” (where no remodel is needed) is at an all-time high.

LIKE PALM BEACH? 16.4% of the population of Aspen is now over age 65 which is low relative to Palm Beach where 62% are over age 65. 16.4% also seems high judging from the number of young locals on closing day at Highlands (see photo) as well as those waiting for the lifts to open on a powder day. Interestingly dozens of billionaires own homes in both or either locale (many under age 65) giving rise to the $100M home trend we are seeing nationwide.

Constrained and Costly

High in the western slope of the Rocky Mountains, Aspen has roughly 6,200 housing units compared with Palm Beach, a barrier island in South Florida, with 10,500 units.
