How’s the real estate MARKET ?- NATIONALLY: with the escalation of recent global tensions and conflicts, it would not be unusual to see real estate benefit. Historically withIn luxury markets, during geopolitical crises, US luxury real estate has benefited from global capital flight to safety. High-net-worth individuals and sovereign funds from Asia, Europe, and South America often seek hard assets in the U.S. to hedge against currency devaluation or political instability. -LOCALLY: Aspen is considered one of the US’s very few “ultra high-end” markets along with Palm Beach, and enclaves within LA/ Miami/ NY. These areas have historically offered respite to global conflict by focusing on unique factors like safety, exclusivity and lifestyle appeal. But let’s not forget the downturn we experienced in 2009. Nonetheless Aspen/Snowmass real estate remains a solid and reliable investment provided one remains vigilant and informed. Yet another reason why trusted real estate advisors with deep expertise can not be replaced by AI. -VOLUME: our local market’s sold dollar volume is up 2.8% year to date.
-INVENTORY: Aspen/Snowmass Inventory is up 22% year to date over last year, which is great news for buyers who have had limited options for the last 5 years.
-DAYS ON MARKET: this metric has jumped to over 40% : more good news for buyers’ negotiating power.
-SALEs PRICE: going into our summer selling season, the average sale prices remain steady with a rise of 1.6%, a very good sign. -LOCAL OFF MARKET: I am preparing to launch several new listings including two Aspen core condos and a fabulous 6-bedroom home with one acre in Snowmass, a unicorn for certain.
