Greetings from Aspen where the holidays are truly magical and where tonight’s snow fall is delivering a dreamy wintery white wonderland to the delight of all. Recently, my family watched The Polar Express which encourages viewers to hold onto the power of belief, especially the belief in something beyond the tangible. ***I shot this video while lucky enough to be invited on a friend’s cat-skiing adventure on the backside of Aspen Mountain.

For those unfamiliar, it is a MUST-DO experience:

A typical day averages 10,000 vertical feet. Two guides and a driver lead each 10 person snowcat group, selecting terrain according to daily snow conditions and the group's experience. Snowboards are welcome.

Full Cat = $7,000 (10 Seats)|
Individual Rate = $750 for full day with lunch ((no lift ticket needed)

The Wild Fig lost their lease to the Boat Tow (above). Owners Sam and Craig tell me they now have a permit and will open soon around the corner at 305 S.Mill St.

REAL ESTATE update:

ROARING FORK VALLEY: Aspen, Snowmass, Basalt, Carbonale, Missouri Heights: Now that the post-COVID rate of appreciation has simmered down, it is surprising to some that our local real estate prices continue to increase rather than flatten or drop. Despite the multi-faceted macro-economic jitters of the past 12+ months, local market fundamentals still appear strong, with steady demand, very tight inventory and underlying construction cost escalation. Mortgage rates continue declining from their record highs in October even though interest rates are the highest in 20 years.

***Of note is that buyer demand is especially high for “MOVE-IN READY” quality property. This is due in part to the daunting permitting process needed for remodels or new-builds in PITKIN COUNTY (ie: Aspen, Snowmass, Woody Creek, parts of Basalt). Click here for recently passed NEW RESTRICTIONS . Many buyers find the much less restrictive GARFIELD COUNTY (Carbondale, Missouri Heights) very attractive: that is, you can get a permit in weeks, the fees are reasonable, and there are no “FAR” size restrictions.

TIMING: Many a sidelined buyer laments their efforts attempting to ‘time the market’, so if a property is compelling and makes sense, then move forward, start making memories, and don’t get sidelined. Why wait? Tomorrow many never come. Recall the quote from the founder of Gucci, Aldo Gucci: “QUALITY IS REMEMBERED LONG AFTER PRICE IS FORGOTTEN”.
