REAL ESTATE IN THE ROARING FORK VALLEY: Aspen, Snowmass, Basalt, Carbonale, Missouri Heights: To summarize the 2023 year end, unit sale numbers were down in the Aspen/Snowmass market, inventory increased but still continues to be limited at near-record levels while prices stabilized. Clearly, per market data gathered over 70 years, Aspen remains very desirable. I am closing on a $12.9m listing where we had many active buyers, illustrating an increase in the buy-vibe. With further rate reductions forecasted for 2024, Buyers are ready to buy again and seizing on the recent reversal in mortgage rates, which hit a 23-year high of 7.79% in October 2023. While supply is forecasted to remain low, the best advice to buyers is to avoid trying to TIME THE MARKET. Instead, focus on homes that you love and are in great locations. Aspen/Snowmass buyer demand is especially high for “MOVE-IN READY”, high-quality product. This is due in part to the daunting permitting process needed to remodel or build new in PITKIN COUNTY (ie: Aspen, Snowmass, Woody Creek, parts of Basalt). Many buyers are thrilled to know that Garfield County (Carbondale, Missouri Heights) is much less restrictive, yet only 30-40 miles from Aspen’s gondola. That is, one can get a permit in weeks, the fees are reasonable, and there are no “FAR” size restrictions as in Pitkin and Eagle Counties. (click HERE for example) TIMING: Many sidelined buyers lament trying to ‘time the market’, so if a property is compelling and makes sense, then move forward, start making memories, and don’t get sidelined. Why wait? Tomorrow many never come.
