2025 is off to a strong start across the board, exhibited by a typical post-election bump in activity. For the upper Roaring Fork Valley, short-term market fluctuations are evident, yet strong activity in key segments drives an OPTIMISTIC outlook for 2025: YEAR END SUMMARY, 2024: ASPEN volume: total sold volume stayed steady at $1.78B YOY. ASPEN price per foot: climbed $170 to $3,200 per square foot in 2024. ASPEN SFH: Pricing for single-family homes jumped to $19.6M average from $16.4M in 2024. ASPEN Condo prices dipped slightly. SNOWMASS volume: Snowmass had a huge year, with sales volume surging from $595M to $965M. SNOWMASS SFH, CONDOS: Prices rose across the board, with the average Snowmass condo selling for $3.7M compared to $2.1M in 2023.
JANUARY 2025: ASPEN pricing : both median sales prices and average price per square foot were up. ASPEN volume of closed sales for January 2025 is up 30% compared to January 2024 due to higher prices per square foot since the number of transactions decreased over 10%. I SNOWMASS condo market continues to set new records with Base Village properties leading the trend. SNOWMASS condo median sales in January 2025 surged 77% YOY to $3.85 million, with an average price per square foot of $2,730 (Snowmass Condo).
As ever, quality product in desirable locations offer upside potential and continues to trade quickly, despite the high cost of redevelopment and the daunting permitting process.
