You won’t find off-market homes advertised on this site. MLS rules, known as Clear Cooperation, require a home that is marketed publicly to be listed on the MLS. So I can’t list off-market properties publicly. I share them one-on-one.

How do off-market sales work in Aspen?

The owner chooses to sell privately rather than list publicly. The home is shown only to qualified buyers and brokers the owner approves, with no public listing and no days-on-market count.

Why would a seller go off-market?

Privacy, timing, or testing a price quietly. A private sale reaches fewer buyers, so I’ll walk sellers through the trade-offs before deciding.
