ASPEN INTEL · LUXURY & LOCAL PERSPECTIVE
Luxury trends in Aspen & Snowmass
November: look beyond the headline
A record sale makes a good headline. It does not tell you what the house next door is worth. This is where I put the broader luxury conversation beside the details that matter when you actually own, buy or sell here.
For November, start with three questions: What has sold in the part of the market you care about? How do you want to live in the home? And how much privacy does your next move require?
The market is more than one number
Aspen houses, Aspen condominiums and Snowmass Village homes deserve separate comparisons. A change in the mix of properties sold can move a median without telling you how the value of a particular home has changed.
The Market INTEL report hub separates the property types and reporting periods. Its latest update covers January–September 2026, compared with the same months of 2025. That is the period behind the numbers, not a November sales report.
For buyers: start with relevant closed sales, then look closely at condition, location and the work a property may need.
For owners: a pricing review should reflect your home and its alternatives today. A town-wide headline is a starting point for a conversation.
Privacy is a choice to discuss
Some owners prefer an introduction to a public launch. Others benefit from broader exposure. The right approach depends on your priorities, timing and the property; neither route guarantees a result.
I share suitable private opportunities individually when available. Read how private and off-market conversations work, or tell me what you are considering.
Luxury has a daily routine
Before comparing finishes, think about the way you will use the home: walking to dinner, reaching the mountain, hosting family, storing equipment and looking after the property when you are away. The photograph rarely answers all of those questions.
Use the neighborhood guide to compare settings, and the design guide to explore the details inside the home. I bring a background in design and experience building homes to those conversations.
Global perspective, local decisions
Christie’s International Real Estate’s 2026 Global Luxury Perspectives puts belonging at the center of the luxury conversation: homes chosen for the lives, values and legacy they support. Its Prime Sentiment Index captures global affiliate expectations about demand, pricing and inventory. It measures sentiment, not actual past sales.
My Aspen take: start with the life you want here, then test the property against local evidence. A global outlook cannot price a particular Aspen home.
My role is to bring the conversation back to the address, the available alternatives and your plans.
